## Town and Country Planning Act 1999

## Town and Country (Development Procedure) Order 2005

Kulmet Limited Trading
One Stop Shop
Station Road
Ballaugh
Isle Of Man
IM7 5EJ

In pursuance of powers granted under the above Act and Order the does hereby REFUSE the following application made on behalf of:

Name: Kulmet Limited Trading
Proposal: Additional use of premises as a cafe
at: One Stop Shop
Station Road
Ballaugh
Isle Of Man
IM7 5EJ

which was considered on 25 May 2006, for the reasons set out below.

Date of Issue: June, 2006

Murray House
Mount Havelock
Douglas

Secretary Planning Committee

## Reasons For Refusal:

1. The proposed additional use of the retail shop as a café would be contrary to the Isle of Man Planning Scheme (Development Plan) Order 1982 in that no provision can be made for adequate and safe off street parking of customer vehicles. Therefore, such vehicles are likely to be parked on the public highway of Station Road, to the detriment of the free flow of traffic and road safety and the amenities of the occupiers of nearby properties.
