The Site

The site represents the curtilage of an existing and relatively new apartment block of 11 flats approved in principle under 93/0636 and in detail under 95/0388. Further alterations were approved under 95/1299 to provide an additional apartment and garaging and a satellite dish was approved under 97/00648.

### Planning Status

The site is within an area of Predominantly Tourist Accommodation on the 1982 Development Plan Order reflecting the former use of the promenade-fronting boarding houses, now mostly flats.

### The Proposal

Proposed here is the conversion of the gymnasium and pool which were provided for the residents when the apartments were approved, on the ground floor, to an apartment accommodating a single bedroom, bathroom, living/dining room and kitchen. There will be 12 apartments and 24 parking spaces. There is a public car park next door but one to the site for any overspill.

Port St. Mary Commissioners have indicated that they have no objection to the application and the Fire Prevention Officer and Isle of Man water Authority have no objection subject to standard notes regarding contact therewith (Standard Notes 2 and 24).

Department of Transport Highways and Traffic Division have indicated that they have no objection to the application on the basis that one parking space is available for each apartment, which they will be.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the conversion of the existing gymnasium and machinery room to an apartment as shown in the site plan, location plan and floor plans all received on 15th November, 2005.

N 1. For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.

PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
