#### Site

The application is a retrospective application for the installation of a velux window on the south east elevation and removal of a chimney stack on the same elevation at 19 Ballanard Road. The property is a detached bungalow on a corner plot with Ballanard Road and Port-E-Chee Avenue and is in an area which has been zoned as a predominantly residential area under the Douglas Local Plan Order 1998, the property is not within a Conservation Area.

The property has previously benefited from a Planning Approval for the erection of a conservatory to rear elevation (03/01368/B).

## Proposal (retrospective)

As can be seen from the submitted photographs the applicant has removed the chimney stack on the south east elevation, making the way for the formation of laying new slate roof tiles to match the existing roof tiles. Also the on this elevation the applicant has installed a velux roof light.

## Consultations

We have received no comments from the Douglas Corporation or the Department of Transport.

We have received no privately written representations objecting to the application.

## Assessment / recommendation

The alteration and installation are very minor works and do not have a detrimental impact upon the dwelling or that on the street scene even though the property is on a prominent corner.

For this reason the application would seem appropriate in these locations and therefore my recommendation is for an approval.
