### Officer's Report

The site represents the curtilage of the Bay Hotel situated on the lower promenade in Port Erin within an area designated as Tourism/Residential on the Port Erin Local Plan.

Previously the Bay has been refurbished and six flats provided in the space above the public house.

Now proposed is the use of the flats for tourist accommodation. The designation in the local plan would accommodate this and this is an area of Port Erin frequented by tourists and with a wonderful view across the bay itself. All units have a front view and one, unit 4 is split over two floors. A new escape staircase is proposed on the side elevation and a bin store underneath.

The Commissioners request clarification of the extent of the site and the rear cliff face although the proposed scheme does not impact on this and ownership is not a planning consideration.
