### Officer's Report

The site represents a parcel of land situated to the rear of "Wavecrest", "Sefton House", "Thornlea" and "Bay House" which lie on the south western side of Bay View Road in Port St. Mary within an area designated as "Worship" although the church takes up less of this area in reality than is shown on the 1982 Plan.

Previously planning permission was granted on appeal for the conversion of an existing outbuilding associated with "Wavecrest" to a dwelling with no especial conditions attached.

The applicant now wishes to amend this scheme slightly by extending the canopy over the front door and window, extending the front bay window, reducing the size of the internal lobby.

These are minor alterations and do not affect the scheme or its impact on the surrounding properties.

The Fire Officer raises concerns about the internal layout: however this is a matter for Building Regulations.
