### Officer's Report

The application proposes re-roofing and alterations to the existing roof and replace the existing roof tiles with composites or re-use the existing roof slates at 10 Crosby Terrace, Ballaquayle Road, Douglas, which is part of a row of terraced properties within a residential area in a Conservation Area.

The applicant has stated on the application form that although his preference is to fit new composite tiles on the main roof and rosemary tiles on lower front roof he is willing to re-cycle the existing slates.

The Douglas Corporation have considered the application and have no objection to the proposal. We have receive one letter of objection form the neighbouring property further along at 4 Crosby Terrace, who objects because the replacement of the existing slate roof with composite would have an adverse affect upon the neighbouring properties.

As the property is within a Conservation Area the replacement of the existing roof slates with composite tiles would seem unacceptable, and if permitted would have a detrimental affect upon the neighbouring properties and that of the Conservation Area. However as the applicant has stated, that if the composite titles are unacceptable he would be willing to re-use the existing slate tiles. Therefore my recommendation is for an approval subject to a condition that approval has only been given as long as the existing slate titles are re-used.
