### Officer's Report

The site represents a plot in a developing site off Ballaquane Road.

The approved plans, PA 05/00842 show a detached house with attached single storey garage and single storey dormer link. Proposed now is the erection of a different house type - an Oak - a two storey house with integral garage. This is a large site which can satisfactorily accommodate the new house type without detriment to the adjacent plots.

#### C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

#### C 2.
This approval relates to the erection of a dwelling as shown in drawings 2285-5A, -1B, -_ACN_302A, SH/OAK/O1_HANDED, SH/OAK/02B and 31548-200C all received on 27th October, 2005.

#### C 3.
Prior to the occupation of the dwelling there must be constructed between the dwelling and the adopted highway an adequately lit and usable roadway.

#### C 4.
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
