In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **APPROVE** the application made by you on behalf of: Mr P O'Neill

which was considered on 25 January 2000, subject to the compliance with the conditions or modifications specified on the attached schedule.

**Note 1:** This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

c) the time for requesting an appeal in relation to the decision has expired; or

## Schedule Of Conditions

Application Ref No: 99/01588/B

1. This approval relates to the conversion of the existing building to living accommodation.

2. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

3. All windows must be timber framed and all doors must be constructed of timber and both retained as such in perpetuity unless written permission from the Planning Authority is obtained for their replacement in a different material or appearance.

4. All services including electricity and telephone where installed must be laid underground.

5. All roofing must be in dark, natural slats.

6. Notwithstanding the provisions of the Town and County Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no greenhouses, walls, gates, fences, garden sheds, garages, satellite dishes or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this permission.

7. All new walling (including repairs to existing) must be built in natural stone, traditionally laid of a type to match that of the existing boundary walling on site.

8. The exterior stonework must be of a traditional nature.

NOTE: Split stone on a backing render is not acceptable as an external finish.

9. All rooflights must be traditional in design in conservation/heritage type style with low level flashings and single vertical glazing bars.

10. The infilling of any existing (or part) apertures must be constructed in stone to match the existing barn.

NOTE PRIOR to the commencement of any works the applicant is advised to consult the M.E.A. to ensure that an adequate supply of electricity can be made available to service this development.

NOTE: The Fire Prevention Department recommends the provision of a half hour fire door to the bedroom and the maintenance of an alternative means of escape.

NOTE: The provision of a mains wired, interlinked, domestic smoke detection system to BS 5446 PTI, will be required in accordance with Section 1.18 of the 1991 Building Regulations Approved Document B.

NOTE This approval is granted on the basis of the provisions of Planning Circular 3/89 and the policies of this Circular will continue to be applied to this site after the conversion has been completed. Attention is drawn to those parts of the Circular which require that the building is structurally capable of renovation and that subsequent extensions will not be permitted once the conversion has been achieved as approved.

NOTE Attention is also drawn to the required redundancy of the building to be converted. As it has been accepted that this stone building is redundant in agricultural terms, any future applications for the erection of new agricultural buildings on the holding to which this building was previously attached must address the existence of this stone barn and that it has now been deemed redundant in agricultural terms.

NOTE This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
