### Officer's Report

The application is a retrospective application of replacement of timber framed windows with white uPVC casement windows on the front and side elevations at 54 Murrays Road, Douglas which is part of a row of terraced properties (end terrace) not within a Conservation Area.

The Douglas Corporation have considered the application and have no objection. We have received no private written representations objecting to the application.

The uPVC casement windows on the front and side elevations would seem appropriate in this location and will not have a detrimental impact upon the property or that of the street scene as the area, as it is not in a Conservation Area. Therefore my recommendation is for an approval.
