### Officer's Report

The application seeks approval for the refurbishment of an existing stone building in Laxey. The building itself is accessed along a track leading off the Shore Hotel car park. The works comprise of re-roofing and the installation of two new doors.

SPMCE have expressed general support for the refurbishment and suggest that a use should be found for it. DoT Highways have advised that there are no adverse traffic impacts. There is one objection to the planning application from the owners of an adjacent property, who have expressed concerns including the future of the building, the potential impact of any use, the potential effect on wildlife, the vehicular access arrangements and the potential traffic impact.

I visited the site with the clerk to Laxey Village Commissioners, Jackie Merrick, and understand that the building and surrounding land is now in their ownership. It is their intention to simply renovate the building so that it does not become derelict and to use it as a general storage building. The use of the building can be stated through condition so that any future change of use would have to be the subject of a further planning application. Overall, I consider that the benefits of renovation of the building are significant and that the planning application should be approved.
