### Officer's Report

The site is located on the southern side of the B17 at Churchtown with the dwelling known as "Broadlands" to the east and an unmade access land running along the western boundary of the site.

The application is seeking retrospective permission for a dwelling and detached garage along with further extension to the dwelling and garage.

In respect of the impact on Broadlands, the main dwelling is no difference to that previously approved. The only difference is the proposed single storey extension projecting towards the boundary. There is a substantial landscaping strip along this boundary which will need to be cut back to allow the extension to be built. The remaining hedge would provide adequate screening to prevent any overlooking or overshadowing.

In terms of the impact on the streetscene, the dwelling is well setback from the main frontage of the property. The proposed extensions will not make the property unduly out of proportion. The property is screened by trees. There are very little views of the dwelling. I therefore consider the proposal will not be out of keeping and will not adversely affect the visual amenities of the streetscene.

C 1. This permission relates to the retention of the dwellinghouse and detached garage along with proposed extensions to the dwelling and garage as shown in drawing numbers 02B; 03; 04; 05 and 08 date stamped 15th September 2005; 06A; 07A and letter from Terence Devlin Partnership date stamped 6th December 2005.

Approval is granted to the removal of only the trees identified for felling by the tree survey Ref (P4148/01/00) approved as part of Planning Permission No. 00/1563 at appeal on 12th October 2001. The remaining trees to be retained shall not be cut down, grubbed out, topped, lopped or uprooted without the written consent of the planning authority. Any trees removed without such consent or dying, or being severely damaged or diseased shall be replaced, with trees and shrubs of such size and species details of which must be submitted to approved in writing by the planning authority.

C 4. The proposed access, turning and parking arrangements must be completed prior to the occupation of the new dwelling.

The proposed attic window on the east elevation shall be omitted and the windows on the ground and first floor on the east elevation shall be obscure glazed.

C 6. The external finishes of the extensions must match those of the existing building in all respects.

N. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
