### Officer's Report

The application proposes the erection of a single storey gable end extension to the front elevation (NW elevation) and an additional window to the side elevation (NE elevation), at Mandalay, Vicarage Road, Douglas, which is a large detached bungalow within a residential area.

The proposed single storey front extension has a front projection of 3.3 metres from the existing front wall of the dwelling and has a width of 8.69 metres. The extension will leave a minimum gap of 17 metres to the front boundary of the site. The additional window is a small window which gives light to the en-suite bathroom.

The Onchan District Commissioners and the Department of Transport have both considered the application and have no objection. We have received no private representations objecting to the application. The Isle of Man Fire Department have recommend refusal as means of escape from proposed bedrooms with en-suites are through a lounge which is a habitable room which is inherently unsafe in case of escape from fire.

The proposal would seem appropriate in location and will not have a detrimental affect upon the property or that of the area and therefore my recommendation is for an approval.

**C 1.**
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the submitted documents, ~~as shown in drawings 1130-01 and 1130-02~~ all received on 26th September 2005.

**N 1.**
The Isle of Man Fire Department have recommended an refusal due to the extensions means the loss of a external escape door, and now escape from the proposed bedroom and current bedrooms is via the lounge, dining room and kitchen which are habitable rooms and the layout is inherently unsafe in case of fire. Recommend that the applicant consults the Fire Safety Department to discuss the fire precautions.
