### Reasons For Refusal:

1. The development of this site would be contrary to the adopted land use designation of the site and the Department’s general presumption against development in the Island’s countryside - as set out in Planning Circular 1/88. Approval of development of this site would establish an unfortunate precedent for further unwarranted and uncontrolled development in the countryside.

2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
