## Officer's Report

The application seeks approval for the erection of a single storey extension onto a detached dwelling in Laxey. The extension forms a residential unit designed to be used as granny flat accommodation.

There are a number of objections from local residents. These concerns include the potential change in access arrangements, the impact of the extension on the character of the dwelling and potential disturbance from construction traffic.

Having looked at the drawings and after visiting the site I am satisfied that the impact of the extension is suitably limited. I would suggest the imposition of a condition to control the use of the accommodation solely as ancillary accommodation. I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to 050531-01 and 050531-02 date stamped the 1st August 2005.

C 3. The accommodation created by this approval must only be used as accommodation ancillary to that of the existing dwelling. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.

C 4. There must be no discharge of surface water (including that from roofs and paved areas) from the development to any foul drainage system.

N 1. The applicant is advised that public sewerage is understood to cross the site. Prior to the commencement of work the line of the sewer should be identified and appropriate measures undertaken to ensure its protection.

The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
