The application is for the installation of uPVC sliding sash windows to front elevation, uPVC top opening casement windows to rear elevation and to replace the existing front and rear elevation dormers with velux roof lights at 10 Albert Street, Douglas, which is part of a row of terraces in a Conservation Area.

The existing windows on the front elevation are sliding sash windows as are some of the rear windows. As the property in a Conservation Area the installation of uPVC sliding sash windows on the front and gable elevation would not be ideal as they are not timber framed, but still acceptable. As for the proposed rear elevation top casement uPVC windows, while some are sliding sash and some are the same design as proposed, and the rear is only of limited interest as it is only seen from the back lane, the proposal would seem acceptable.

The existing front and rear dormers are proposed to be replaced by velux roof lights (black velux to match slates) which have a width of 0.94 metres and 1.6 metres in length. 2 Albert Street received Planning Approval (99/01852/B) to replace their existing dormers with velux roof lights.

The Douglas Corporation have no objection to the proposal. There are no objections from the neighbouring properties.

The proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
