Kionslieu is an existing dwelling situated between the Patrick Road and the River Neb to the west of Station Road, in St. John's.

Previously, planning permission was granted for the principle of an extension. The conditions of that approval required that the usual details be provided as reserved matters and that this all related to a plan showing a footprint, distance from the water course, that the use of the extension be ancillary to the enjoyment of the main dwelling and that the main dwelling and the extension be connected.

The reserved matters details show an extension which is similar but not identical to that shown in the aip but further from the river bank as required.

No details of parking are shown as required. Defer.

The applicant has now clarified the parking and access provision and there are no objections from the Commissioners, DoT Drainage or Highways.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the alterations and extensions shown in drawings reference SC821/SK/10-03A received on 22nd September, 2005, 01, 02 and 03 received on 26th September, 2005.

C 3. A corridor 9m wide must be maintained between the river banks and any development under the terms of the Land Drainage Act 1934 in order for the Department of Transport (or its successors) to carry out maintenance works on the river.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
