### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the demolition of the existing buildings and walling and the redevelopment, alterations and extensions and the erection of new housing all as shown in drawings 1539/1 received on 11th August, 2005 and drawings

2005/019/001A, -002A, -003A, -004A, -005A, -006A, -007A, -008A, 009A, 0011 all received on 7th December, 2005.

3. Prior to the commencement of work on site, including demolition, the applicant must have approved by the Planning Authority a scheme for the demolition of the buildings including investigative works required to record any material of archaeological or architectural significance and based on detailed drawings of the existing structures.

The applicant is advised to consult Manx National Heritage in this respect.

4. Prior to the demolition of any structures, the applicant must undertake a full photographic survey thereof.

The applicant is advised to consult the Department’s Conservation Section in this respect.

5. Prior to the installation of any shop fronts, windows or doors, the applicant must have approved by the Planning Authority details of such elements including sections through the frames and details of all glazing bars and materials.

6. All limestone to be used in the scheme must be such reclaimed from those buildings within the site which are to be demolished.

7. All new roofing must be finished in dark natural slate to match that on existing adjacent roofing.

8. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

NOTE The applicant/developer is recommended to consider the provision of access which is suitable for wheelchair users.

NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

NOTE The applicant should consult the Department’s Commercial Section of the Environmental Health Division with respect to compliance with all environmental health and food hygiene legislation.

NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.

NOTE The applicant is advised to consult with the M.E.A. to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

Note 3: Rights of the appeal against the decision of the planning committee are attached.

Note 4: An appeal must be requested within a period of 21 days.
