## Officer's Report

The site represents the curtilage of the former Ronaldsway Shoe Factory building located within the Ronaldsway Industrial Estate opposite the Isle of Man Airport. The site is within an area designated as Predominantly Industrial Use on the 1982p. I think the location plan includes the adjacent building in blue which does not seem to be part of the application although it also shows the application building whitened out which it is not proposed to do.

The factory recently ceased trading and a potential purchaser requested clarification of possible uses - see letter from Hugh Logan dated 23/6/05 and my response dated 4/8/05.

Now proposed is the storage of Protours coaches and buses within the building along with a workshop and parking for the business.

There are no external changes or building operations proposed so I do not see any reason to ask for elevations.

There was signage on the building advertising the shoe factory although this may have been removed. Planning permission would be required for any new signage (but not for altering the lettering on the existing signage, if it is still in place) and the notice should include reference to this. I doubt the business will or should attract passing or any trade but those visiting the site for deliveries etc may find it helpful to have some indication of who is using the premises so some signage would probably be necessary.

The applicant is presently operating at Summerhill where access is very poor and the use conflicts with the adjacent residential uses. Their relocation from this location is to be welcomed.

C 1. The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.

C 2. This permission relates to the use of the premises for the storage of buses and coaches and the associated workshop and offices and parking therefor.

C 3.

No new signage may be erected without the prior permission of the Planning Authority. (A separate planning application will be required in this respect).

N 1.

The applicant is encouraged to make provision for disabled persons to be able to use the site and also to include car parking provision for disabled persons where the spaces are at least 3.6m wide and as close to the building as possible.

N 2.

The applicant should note that it is an offence under Manx Legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures should be taken to ensure compliance with this legislation and the Department of Tranport Drainage Division should be consulted in this respect.

N 3.

PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
