### Officer's Report

The application proposes the erection of a conservatory and an extension to the rear elevation, for additional living accommodation. Also proposed is the erection of a detached timber summerhouse to the rear of the garden. The property 12 Briarfield Avenue, Onchan is a detached bungalow in a residential area.

The rear conservatory will have a maximum rear projection of 4.5 metres from the existing wall of the dwelling, and a width of 4 metres. This will leave a gap of 1.6 metres to the neighbouring boundary with 10 Briarfield. The boundary treatment consists of a 2 metre high wooden fence. The conservatory will have glazing on all 3 elevations (east, south & west).

The rear extension (infill) will have a rear projection of 1.8 metres which will bring it level to the existing main rear wall of the dwelling. The extension will leave a gap of 1 metre to the boundary which is share with 14 Briarfield Avenue. The boundary, consist of a 0.5 metre bushes (no fence).

The rear detached timer summer house has a width of 4.08 metres and a length of 3.2 metres. It will have a maximum height of 2.9 metres. The rear boundary also has a 2 metre fence and the area behind the proposed summerhouse, there are large bushes and a large tree.

The neighbouring properties have both benefited from rear extension, dwelling 10 Briarfield Avenue has had a single storey flat roofed extension and 14 Briarfield Avenue has had Planning Approval for a rear conservatory.

Onchan District Commissioners have recommended the application be approved. There are no objections from any of the surrounding neighbours.

The proposed conservatory would seem acceptable due to the gap between it and the boundary, and also due to the neighbouring property having an extension, which means the proposal projects a further 1.6 metre past the neighbouring extension. A condition however will need to be imposed for obscure glazing on the west elevation of the conservatory so possible overlooking / privacy issues are resolved. The rear extension is also acceptable, again due to the gap to the boundary and because the neighbouring property of having a rear conservatory extension which still projects further that the proposal will. Finally the detached timer summerhouse could of cause concerns but due to the boundary treatment (south & west) and the larger bushes and tree, I do not think that it will cause a detrimental impact on the appearance of the area and is acceptable.

Therefore my recommendation is for an approval of the application.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents, as shown in drawings WL/05/959/1 and WL/05/959/2 all received on 15th August 2005.

C 3. Obscure glazing (Grade 5) shall be installed in the west elevation of the conservatory and shall be kept and maintained thereafter.
