Dear Sir

**PA 05/01552/CON – Alterations to form an auditorium on ground floor and offices on lower ground floor demolish existing flat roof extension to side elevation and replace with a two storey extension to provide toilet provision and access and creation of two disabled car parking spaces (in association with 05/01552GB) Laxey Workingmens Institute, 17 New Road, Laxey, Isle of Man**

The above mentioned applications have been considered by the Network Planning Section and the following observations will be forwarded to the Planning Committee of the Department of Local Government and the Environment as the response of the Director of Highways on behalf of the DOT Highways Client Group.

### Objection:

The parking provision is inadequate to serve the needs of the developer. The office space should have 4 spaces and the theatre/auditorium will require approximately 60 spaces (1 space for 3 seats). The application does not describe the availability of other off street parking spaces in Laxey which could serve this development.

### Reason

To ensure the provision of satisfactory vehicle parking arrangements.

Yours faithfully

D SEWELL
Network Planning & Schemes Engineer

It should be noted that these observations relate only to matters affecting the highway and do not in any way prejudice any decisions which may be reached in relation to Town and Country Planning or Bye-Laws.
