# Officer Proforma Report

Planning Report and Recommendations General Report Site Visited YES/NO 1. The site comprises the combined curtilages of The Foresters and 19-23 Hope Street, at the corner with St. George's St. 2. The application proposes site clearance and construction of a new building accommodating (a) a PH (ground-floor and cellar); and (b) seven flats plus manager's accommodation, at first- and second-floor levels. 3. PA 04/1259 was refused on grounds relating to height and architectural treatment. 4. The present proposal follows consultation with the Conservation Officer. Signed Date 25/10/05 Summary of objections/views LA - objection (parking provision inadequate) Dramage A - no objection, but info' req'd. WA - contact DAO - standard comments Recommendations Approve/Refuse Signed Date Planning Report and Recommendations General Report Site Visited YES/NO 5. As a three-storey building with, at the upper levels, a conventional array of traditional windows, the impact on the street scenes is now satisfactory, although the treatment of the corner is a little curious. 6. The ground-floor treatment is put-like and unobjectionable. 7. Off-site parking (on Shaw's Brew) was previously proposed, and, by implication, judged acceptable. Signed Date 25/10/05 Summary of objections/views Recommendations Approve/Refuse This proposal addresses satisfactorily the previous reason for refusal, and whilst parking demand would be increased (8 flats), off-site provision, if convenient and secure, would be acceptable. Signed Date 28/10/05
