### Reasons For Refusal:

1. An examination of previous planning approvals for the application site and the business operated from it has identified that no approval exists for non-bulky retail sales on the application site. As such approval of this planning application would introduce non-bulky goods retailing from the site. By reason that the retailing of non-bulky goods from this location is contrary to the viability and vitality of existing town centre and other existing retail centres the proposed is deemed to be unacceptable.
2. This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
