### Officer's Report

The application is for the conversion of loft space into a bedroom and bathroom by the formation of two new rear flat roofed dormers, and velux roof lights on the front elevation of 1A Glen View Road, which is part of a pair of semi detached bungalows in a residential area.

All the properties along Glen View Road are at different ground levels with 1A Glen View Road being one of the highest in the road. To the rear of the site (1A) neighbouring properties have heavy vegetation (trees & bushes) in places. Some properties in the surrounding area have also benefited from similar dormers to this application.

The proposed rear dormers both have a width of 3.3 metres wide.

Onchan District Commissioners have recommended that the application be approved. The Isle of Man Fire and Rescue Services recommend that a mains wired interconnected domestic smoke detector be installed. There are no objections.

I feel the dormers would not adversely affect the character and appearance of the street scene, as the dormers are on the rear elevation of the dwelling. However my initial concern was with the possible adverse impact from overlooking from the dormers, however due to the vegetation in the area and with the steep slope I believe these issues are answered. Therefore the application would seem appropriate in this location and my recommendation is for approval.
