### Reasons For Refusal:

1. The use of the garage roof as a roof terrace would lead to significant overlooking of adjacent rear garden areas and into neighbouring rear windows. It is considered that such overlooking would detract from the residential amenity currently enjoyed by adjacent occupiers.

2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
