The application site is set in an area of private woodland, as designated in the 1982 Development Plan Order,

The proposal is set to the rear of the existing cottage. This extension was granted permission back in March 2000. However, the approved works were not started and the permission has since lapsed.

The proposal will be partially obscured by the existing outbuilding to the property. I feel the proposal will not be a prominent and incongruous feature in the street scene.

The application site is situated next to Ballaugh Stream. DAFF have commented the applicant should be advised that the development must be a minimum distance of 8m from the riverbank to avoid disturbance to the natural habitat. This would essence mean that an extension could not be built in this location. Since there are other buildings in close proximity of the stream I do not feel the proposal will disturb the natural habitat of the stream.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of two storey and single storey rear extension as shown on drawing number DS/99/42/02 received on 15th June 2005

C 3. The roof of the extension must be finished in dark, natural slate.

C 4. All new windows must be timber sliding sash as indicated on the submitted plans

C 5. No additional surface water from this development (indcluding that from roof and paved area) shall be disposed of via the public foul sewer

Note: There are no known surface water sewers within the area. The applicant is required to establish where the surface water from the property is disposed and discuss this matter with the Drainage Division prior to work commencing on site.

The applicant is request to supply the Drainage Division a copy of any Building Control Application in relation to the surface water discharge from this development.

N. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
