## Officer's Report

The application seeks approval for the conversion of part of existing ground floor ancillary accommodation within a chalet building in Laxey to form a two bedroom tourist apartment. The application site is currently in use as warden accommodation in association with the surrounding tourist units.

The overall chalet building was approved on appeal by planning application 01/00947/B. Based on an examination of that application it appears to me that the concerns were related to the warden accommodation and the implications of its permanent accommodation. The overall building will still contain a two bed warden unit at first floor level. Given that this application reduces the warden accommodation and increases the tourist accommodation I would suggest that it is in accordance with this previous aspiration. The proposed unit has an acceptable outlook and there is sufficient parking provision. Accordingly, I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing no. 5163/1/1 date stamped the 16th June 2005.

C 3. The unit hereby created by this approval must be used as tourist accommodation only.

C 4. The proposed conversion must be provided with new, direct connections to the existing foul sewer that are independent of those serving any adjacent premises.

N 1. For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
