# Officer Assessment and Conservation Report

The site comprises the curtilage of 'Ivydene' - a Baillie - Scott house in Little Switzerland. A Registered Building within a Conservation Area. Proposed, is an application for planning approval and Registered Building consent, are (a) internal works to form a bathroom in the roof-space; and (b) Installation of a roof light in connection with (a); 0.78 x 1.4m "velux conservation roof window". This is minor, and on the rear, but the house is an important Registered Building, so refer to Steve Moore, Conservation Officer.

### Conservation Officer's Report

'Ivydene' is an important Bailie Scott house in Little Switzerland Conservation Area.

I am in principle at least happy with the principle of the provision of an en-suite bathroom to the existing bedroom. I am not however, happy about the size of the proposed roof light. At 1400 x 780 it is far too large and out of keeping with the architectural treatment of the house. Given the architecture and the size of the room, a 410 x 460 unit would be far more acceptable.

- (i) Prior to the commencement of any works, a full photographic survey is to be carried out by the owner or owner's agent of the area affected by the works and that photographic survey submitted for approval by the Department's Conservation Officer.

- (ii) Prior to the commencement of any works a large scale (1:10) detail of 'selected OG profile architraveing to match existing@ in conjunction with a record (photograph/detail) of the architrave from whence the pattern was taken to be submitted to the Department's Conservation Officer for approval.

- (iii) Prior to the commencement of any works, a sample of the proposed vent tile must be submitted for approval by the Planning Committee.

- (iv) Prior to the commencement of any works, details of the proposed heating system and the affect of its installation are to be provided for the approval by the Department's Conservation Officer.

Approve: the provision of an en-suite bathroom to the existing bedroom.

Refuse: The installation of the roof light without prejudice to a smaller item.
