### Officer's Report

The site represents the curtilage of an existing terraced dwelling situated on the southern side of Marina Road off the upper promenade in Port Erin. The area is designated as Industrial on the 1990 Port Erin Local Plan, reflecting the previous use prior to the redevelopment of the site for residential purposes.

Proposed here is the erection of a conservatory on the rear elevation. This will be 4.1m in projection from the rear of the house and 3.1m in width. The structure will be 3.7m to the top of the ridge finial.

The conservatory will be built within a rear recess between the rear annex and the boundary with number 2, Eagle Mews and only 0.4m from the boundary. Check with neighbour to ensure that there is no objection from them.

I have now received a letter from the neighbour indicating that they have no objection to the application.
