The application seeks approval for the extension of and the erection of a shed, greenhouse and polytunnel within the grounds of a detached dwelling in Maughold.

I consider the proposed extension to be in keeping with the existing dwelling and the impact on neighbouring properties to be acceptable. The shed, greenhouse and polytunnel are suitably domestic in scale and also acceptable. I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the location plan, site plan and greenhouse details date stamped the 17th June 2005 and drawing no. 02 rev. 5 date stamped the 28th July 2005.

C 3. The external finishes of the extension must match those of the existing building in all respects.

C 4. There must be no discharge of surface water (including that from roofs and paved areas) from the development to any foul drainage system(s).

N 1. The applicant is advised that public found sewerage is understood to cross the site. The line of the foul sewer must be identified before development work commences and the sewer must be fully protected whilst all building works are being carried out. No part of the development should be constructed, nor any trees planted, within three metres of any public sewer either at the time of construction or at any time in the future.

N 2. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
