### Officer's Report

The site represents the curtilage of the existing shop located on the eastern side of Malew Street between Bank Street and The Parade. The shop is presently used as a shop. Proposed is its use as an

estate agent's. There are other estate agencies within the Conservation Area as this site is - Dean Wood at 6, Castle Street and Ashbrooks at 8, Arbory Street. This use is therefore not unacceptable in such areas. In fact the proposal is to allow Ashbrooks to relocate.

No approval is hereby approved to any change to or installation of new signage.

C 1. The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.

C 2. This permission relates to the use of the premises shown in the plans received on 28th June, 2005 as an estate agency.

N 1. The applicant should note that planning permission is required for the installation of new signage.

N 2. The applicant is encouraged to ensure that access for staff and customers is available to all including unassisted wheelchair users and that all counters and the internal layout is convenient for all including the disabled. The advice of the Disability Access Officer is recommended in this respect.

N 3. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
