In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of a detached double garage/store with studio accommodation over as shown in drawing number 080/04-01 date stamped 24th November 2005 ; 5906-01 and 5906-02 date stamped 13th May 2005.

3. The roof must be finished in dark natural slate.

4. The gable fronting the road and the elevation containing the garage door must be clad in traditionally laid stone prior to completion.
Not Split stone on a backing render is not acceptable as an external finish.

5. The garage/store with studio accommodation shall be used only for a purpose incidental to the residential use of the application property.

6. If the studio accommodation is to be used as an office for conducting any business of the householder, it shall only involve the householder working in the building and shall not involve other persons working in or calling at the building.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
