### Officer's Report

The application site set behind No.76 Allan Street. The site is set within residential area. To the southwest of the application site is a private access road.

The proposal is for the retention of the existing single storey side extension and the retention of uPVC window.

In respect of the impact on the street scene of Allan Street, the extension is partially visible from the public highway through a gap next to No.76 Allan Street. The application site is set a significant distance back from the public highway. I do not feel the retention of the extension and the windows would have a detrimental impact on the visual amenities of the street scene.

In respect of the impact on No.76 Allan Street, the application site is set to the northwest of the neighbouring property. The extension is set 4.5m away from the rear elevation of No.76 Allan Street. Since the extension is only single storey I do not feel the extension adversely affects the outlook from the neighbouring property. I also do not feel the extension cause any significant harm from overshadowing due to it position and orientation.
