### Officer's Report

The site represents the curtilage of an existing dwelling situated on the western side of Lhag Mooar, located to the south of Bay View Road. The iste is within an area designated on the Port Erin Plan, adopted by Tynwald in 1990 as "Predominantly Residential".

No previous applications have been submitted in respect of this site.

Proposed now is an extension at the rear of the property. The existing property is a detached bungalow. The extension would be also single storey with a pitched roof with a ridge lower than the existing ridge by 0.5m. The new accommodation would be a bedroom with bathroom alongside.

The property backs onto the rear of the Cherry Orchard hotel alongside the leisure suite, so the proximity of the extended property to this boundary should not result in any adverse impact on the use of the property behind.

There are no objections.
