Refuse: 29.7.05

1. The site is within an area which is designated as Predominantly Residential on the Douglas Local Plain, and which is designated as a Conservation Area; the introduction of retail use as proposed would be contrary to the land-use designation and would affect adversely the character of the Conservation Area.

2. The proposed use would generate additional waiting and parking of cars on Windsor Road, so adding to existing congestion and also obstructing traffic on a Principal Traffic Route.
