### Reasons For Refusal:

1. The proposed wind turbine would by reason of it height and siting would:

i) introduce a prominent and incongruous feature into the landscape, which would cause demonstrable harm to the openness and character of open countryside and would be detrimental to the visual amenities of the locality; and

ii) result in reduced levels of residential amenity currently enjoyed by occupiers of adjacent properties by reason of visual impact.

2. To allow the proposal would set an undesirable precedent and may result in the proliferation of such developments.

3. This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.

### Reasons For Refusal:

1. The proposed wind turbine would by reason of it height and siting would:

i) introduce a prominent and incongruous feature into the landscape, which would cause demonstrable harm to the openness and character of open countryside and would be detrimental to the visual amenities of the locality; and

2. The applicant has submitted insufficient information to assess the noise impact of the proposed development on the surrounding residential uses and therefore it would premature to consider the application.

3. To allow the proposal would set an undesirable precedent and may result in the proliferation of such developments.

4. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
