### Officer's Report

The application relates to a terraced house on the junction of Patrick Street and Station Road in Peel. It is within the Peel Conservation Area.

The application is to replace the existing windows in the ground and first floor in the front of the property. The current windows are timber, with those in the upper floor being sliding sash and have a decorative glass feature. The proposal is to replace these with pvc windows similar in the glazing

pattern but without the coloured feature and casement instead of sliding sash. The wooden door is to be replaced with pvc with a larger area of glazing then previously.

Previously, in 1997 permission was given to replace the rear windows with pvc windows (PA 97/01157/B) and permission was granted in 2000 (PA 00/01475/B) to replace the wooden dormer window to the front with pvc. The dormer was casement opening and the style of glazing proposed was more in keeping with the rest of the house than that previously in place.

The policy within Conservation Areas, in a visible location such as this, is that the original windows should be retained where practical and if replaced must have the same method of opening and the same pattern and section of glazing bars and the same frame sections as the original windows. This proposal does not comply with that policy. The Conservation Officer recommends refusal.

The proposed replacement windows and door would by their design reduce the interest and attraction of the front of the dwelling and detract from the character and appearance of the Conservation Area in which the dwelling is located.

I Patrick Street is located within the Beth Conservation Area. The property currently retains its painted timber sliding. Nash to the first floor as does its neighbor.

The proposal is to replace the windows with top opening upv. easement windows and the door with a fire item, neither of which is acceptable.

Where the existing windows are in place and they certainly seem to be on the first floor, they should be upgraded and deverhauled.
