### Officer's Report

The application seeks approval for the change of use of a residential apartment within St. Pauls Apartments in Ramsey into office accommodation with additional access from the adjoining property, which is already in use as an office. There have previously been a number of approvals changing the use of several of the properties in the building to offices.

Following discussions with the applicant it has been established that they are responsible for the operation, administration and general maintenance of the overall building. The expansion into the adjoining apartment is to cope with the level of office space that they require. The applicant has verbally stated that they did not envisage any further expansion beyond what is currently proposed being necessary. There are no objections to the planning application, an initial objection from the Department of Transport Highways Division has subsequently been withdrawn.

Given that the offices are used in direct association with the running of the overall building and that there have been several other changes of use to offices approved within the building I am satisfied that that in this instance the change of use is acceptable. On that basis I recommend that the application be approved subject to a condition limiting the use to operation, administration and general maintenance of the overall building.

C 1. The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.

C 2. This approval relates to the location plan and floor plans date stamped the 30th March 2005.

C 3. Prior to the commencement of the use hereby approved there must be two allocated off street car parking spaces available solely for use by the development.

C 4. The use hereby permitted must be limited to undertakings directly associated to the operation, administration and general maintenance of the surrounding building.

N 1. The applicant is recommended to consult with the Fire Safety Department to ensure that adequate fire safety precaution measures are put in place.
