In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the creation of a surfaced access and drainage as shown in drawings P01, P02 and P03 all received on 29th March, 2005.

3. Following the creation of the paved lane and drainage as approved, there must be constructed a Manx sod hedge alongside the lane to provide a physical and visual boundary to the lane and to provide an enhanced habitat for wildlife, replacing the hedging and shrubbery removed as part of the approved works. The hedge must be constructed in accordance with Planning Circular 1/92.

NOTE The applicant is advised that under Section 34 of the Land Drainage Act 1934, written permission is required from the Department of Transport for any work carried out on any watercourse through the Island. The advice of the Land Drainage Engineer is recommend in this respect.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
