### Officer's Report

The site represents the curtilage of an existing modest dormer bungalow situated on the corner of Cronk Road/ Lhergy Cripperty. Two dwellings have been approved and built to the rear.

Proposed here is the erection of an extension. This is a sizeable extension which will actually contain a single dwelling unit with three bedrooms and turns the existing property into a subsidiary property, the new extension becoming the main property on the site. The extension will be occupied by the applicants with the existing bungalow occupied by their parents/in law.

The result is a much larger dwelling and quite different from the existing. However the site is far larger than most to the east which accommodate low red roofed bungalows and the site is more favourably comparable with those to the south west which accommodate large properties some, over two storeys. There are no sustainable objections on the grounds of over looking or over-development and both Braddan Commissioners and the SPMCE raise no objection, the latter acknowledging the residential status of the site.

Others are complaining of the disturbance caused when the two new dwellings were erected but this is not a planning issue and concerns the DoT's control over tracking debris onto the road.

One objector refers to a Garden of Remembrance created by him with his parents' ashes scattered therein. He states that he retained this land and as such the applicant has no authority to do anything within this land.

I see no sustainable reasons to justify refusal of this application.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the erection of an extension to form self contained living accommodation and garaging as shown in the drawings HLK/04/0167/1, -0168/1, -0169/1, -0169/2 and -0170/1 all received on 4th January, 2005.

C 3. The existing bungalow may be occupied only as ancillary accommodation to the new, main dwelling and may not be sold or rented off separate therefrom.

For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.

PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
