### Officer’s Report

This application relates to a mid-terrraced house in Princes Street, Douglas.

The proposal is to remove the existing annex to erect a new flat roofed kitchen extension to the rear of the dwelling.

The Environmental Officer has requested a note be added that prior to the demolition of these prmises an application will need to be made in writing to the Chief Executive of the department of Local Government for issue of a direction to demolish under the terms of the Building Control Act 1991.

The proposed extension has a flat roof and is conatined within the rear yard of the dwelling. It will hardly be visible above the existing stone wall and gate to the rear and will not be lower than the wall

of the neighbouring property to the south and have no greater an impact than the existing smaller building on the property to the north.

There will be no adverse impact on neighbouring properties or on the area in general.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to RG/1/05 date stamped received on 10th January 2005.

C 3. The external finishes of the extension must match those of the existing building in all respects.

N 1. Prior to the demolition of these premises an application will need to be made in writing to the Chief Executive of the Department of Local Government and the Environment for issue of a direction to demolish under the terms of the Building Control Act 1991.
