### Officer's Report

This application relates to an end of terrace house in Cedar Walk, Douglas.

The proposal is to convert the garage into a study and bathroom and erect a porch in to the front door.

The Department of Transport objected because the proposed conversion would reduce the available on-site parking, resulting in additional on street parking contrary to the interests of road safety. The applicant states they have written to the Department of Transport indicating how two cars can still be parked on the driveway and have sent a copy of the plan submitted indicating the drive length of 9348 x 2700 width. There would also be sufficient space to the side within the curtilage to enable

two cars to be parked on site. There are other properties on the estate which have two cars parked side by side.

The Department of Transport have not formally withdrawn their objection but it appears there is sufficient space for on site parking and this could not be used as a reason for refusal.

The porch will be enclosed on two sides by existing walls and will not be visible to the front of the house. The proposed window in the study will not cause any problems of overlooking. The proposal is considered not to have any detrimental impact on neighbouring properties or on the area in general.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice. C 2. This approval relates to drawing number 01, 02, 03 date stamped received on 11th January 2005. C 3. Two off street parking spaces must be provided on the site. N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
