Re: Proposed construction of replacement dwelling at 'Cronk Froy Farm', Knock Froy, Santon, Isle of Man for Mr A Killeen & Miss S Lewthwaite

The attached Planning Application proposes the construction of a detached dwelling to replace the existing farm house. The existing dwelling although having been recently occupied is in a poor state of repair and has some rather unfortunate and unsympathetic extensions.

The proposals have been prepared following consultation with Sarah Corlett DLGE Planning Officer and particular reference has been made to the proposed Isle of Man Strategic Plan Section 8.11 (Replacement Dwellings in the Countryside).

We consider that the proposals fully comply with these recommendations and will positively contribute and enhance the environment.

It is relevant to note that the overall site coverage of the existing buildings on site amounts to 203m2 and the proposed amounts to 298m2 which equates to a 47% increase, again within established criteria. There is also a proposed 47% increase in overall floor area of proposals relative to existing.

The proposed vehicular access will provide a safer means of access being a single user in lieu of shared as exists, and will be formed to satisfaction of Department of Transport.

All materials proposed will be traditional to the satisfaction of the Planning Committee and any material salvaged ie timber beams, stone flooring, walls, lintols etc will be reused and incorporated in the proposals.

Please note that our clients have consulted with their adjacent neighbours whom have expressed their satisfaction to the proposals (see attached letter).
