AND OIL ENVIRONMENT

Dear Ms Callow, I enclose comments and notes from Mr Ian Bleasdale concerning List 208 which I hope may not be too late (my fault not his!). Yours sincerely,

Charles Flynn
Chairman.

## FILES INSPECTED from Weekly List 208

04/01175/B Erection of a two storey extension on side elevation of, Cliffmount, Old Laxey Hill. (Amended Plans received)
One could make out a case for opposing this application in that it blocks one of the few viewpoints of the sea, which a visitor gets as he travels through Laxey. Thus the development could be said to contravene the Policy which seeks to preserve the unbuilt upon coastline. So much of the coastal highway between Garwick and Minorca is lined with buildings now as to give the false impression that one is not really travelling by the sea. A great pity.

04/02432/B Installation of white polyester powder coated windows to bay and side elevation, The Whitehouse, St. Marks. (Amendment to proposal)
Malew

Too late! House (which is right in the middle of the village – a proposed Conservation Area) is already spoilt by earlier window replacements.

04/02494/A Approval in principle for the erection of a dwelling on part of field Farm, Orrisdale.
Malew

This is both outside the residential zoning on the Foxdale Local Plan and outside the area covered by the Plan. There can therefore be no case for a dwelling here as all Open Countryside Policies must apply. See also 00/1440

04/02510/B Conversion of barn into guest / tourist accommodation, Kionedroghad Farm, Orrisdale.
Michael

No objection to the principle.

04/02497/B Conversion of garage into additional living accommodation, Oakdene, Cornaa.
Maughold

NOCO

04/02507/B Demolition and rebuilding of single storey part of dwelling, Cronk Moar House, Dalby.
Patrick

NOCO

04/02506/A Approval in principle for the erection of a pair of semi-detached dwellings, Land Adjoining Primrose Lodge, Sunnydale Avenue.
Port Erin

Totally within Urban area, therefore NOCO

04/02501/B Replace existing single glazed timber framed windows with Georgian design UPVC windows, Gansey Pottery also known as, Millbrook, Beach Road.
Port St Mary

If only window replacement contractors could develop some design sense! The building in question is a modern annex to the Mill but is pleasant and harmless. Why make it worse? They seem to go to special trouble to get the pane/glazing bar proportions wrong. Widths where 2 panes look OK now, they are too alter to 3 and where 3 seem satisfactory; they alter them to 4. (or 2) WHY?

04/02503/B Construction of proposed replacement dwelling with integral garage, Cronk Froy, Knock Froy Road.
Santon

The existing farmhouse has been terribly mutilated and replacement is probably the best option. I’m worried though, about the creation of 2 parallel driveways. If this is to become common, our countryside will appear criss-crossed with dual carriageways. Shouldn’t be allowed. (From the photographs, the bulldozer appears to be already on site – a tad precipitous maybe?)

## From List 207a (file missing last week)

04/02435/A Approval in principle for the conversion of disused farm buildings into two accommodation units with associated parking plus the erection of a double garage, Ballamin Farm, Lhen Road.
Bride

OK in principle.

## Rethink after last week List 207a

04/02480/A Approval in principle for the demolition of indoor riding arena and redundant stables and conversion of existing stone stables and barn into 12 residential units with associated parking, Lower Sulby Farm, Scholague Road, Abbeylands.
Onchan

Subsequent to our letter last week on this proposal, further consideration has been given to the principle involved. Circular 3/89 under which Policy such proposals fall quite clearly states (Para 3) that **redundancy must be established**.

In as much as these building are in use for the stabling of 70+ horses belonging to owners from all over the Island who are paying for this service, they cannot possibly be redundant.

Furthermore (and this could well become a Planning issue) if the business closes and these building are put to another use, somewhere else will have to be found to re-house all these animals.
