### Reasons For Refusal:

1. The extension by reason of its size and massing, and in particular, the length of the proposed ridge and its position, which it to be flush with the gable of the existing dwelling; would have a detrimental impact on the character and appearance of the cottage as seen from the adjacent highway.

**NOTE** The applicant is advised to discuss any future applications with the Planning Officer prior to submission.

**NOTE** This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
