The proposed development would constitute ribbon development and would not be properly related to the existing village, and would thus be detrimental to the appearance and character of an area of High Landscape Value and Scenic Significance.

The site is not within an area designated for Residential Development on the Development Plan, and would be contrary to the Department's general policy for the location of new residential development.

An approval would establish a precedent for further, similar development in Ballaugh Glen, so exacerbating the impact referred to in (1) above.
