### Officer's Report

The site represents the curtilage of an existing property fronting onto Albany Road between Tynwald Road/Douglas Road and Derby Road. Presently there is no off-street parking to serve the property. Proposed is the creation of off-road parking by creating a vehicular entrance by widening the gateway to 3.6m and providing a vehicle footway crossing and a new concrete hardstanding created in the front garden.

The space created is limited and I think drivers will struggle to get vehicles into the parking space..

Defer for a site visit.

The applicant has had sight of the objection from DoT and strongly disagrees with their recommendation suggesting that they will always reverse in and drive out. Having seen the site, manoeuvring certainly won't be easy but it will be possible. The applicants may have small vehicles or a motor cycle so the space could be useful. Any danger will be to the property (chipping the steps) and not to the public as long as the applicant backs in, which would in my view be easier.

N 3. The applicant should note that the only safe way of exiting the parking space is in a forward gear, thus requiring drivers of vehicles to enter the parking space in reverse gear.
