### Officer's Report

The site represents the curtilage of an existing cottage, Pound Cottage which lies to the south of the A5 Castletown Road just past its junction with Pound Lane. The cottage fronts onto Pound Cottage.

Proposed here are extensions to the cottage and the erection of a detached garage to the west of the cottage. The extensions will provide two bedrooms upstairs and a lounge, utility room and larger landing on the ground floor. The extension adds approximately 60% more to the footprint of the existing dwelling although some of the existing fabric is to be replaced, reducing the extent of new build. The form and appearance of the new part is traditional and not unattractive - in fact it is more attractive than the existing dwelling which is somewhat of a mixture of styles and parts, the original dwelling having been extended in the 1990s (92/0434) and aluminium windows fitted later (98/0404).

Whilst the extension is sizeable, the site can comfortably accommodate the proposal and in amongst the other properties round about this will not have any adverse impact.

I am advised that whilst Santon Commissioners have not submitted written views they have no objection.

**C 1.**
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

**C 2.**
This approval relates to the alterations and extensions shown in drawings 04/2221/1 and /2 both received on 5th November, 2004.

**C 3.**
The external finishes of the extension must match those of the existing building in all respects.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
