In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

**Name:** Mr & Mrs F Carey
**Proposal:** Approval in principle for the creation of three building plots with improved private access road, on land to rear of

Secretary Planning Committee

### Reasons For Refusal:

1. The proposed development of the application site for three dwellings is considered to represent over intensive development that would result in unacceptable detrimental impacts on the amenity of the existing surrounding properties.

2. The application fails to demonstrate appropriate sightlines and visibility for the proposed new access, which accesses and egresses onto the inside of a bend on the A2, contrary to the interests of highway safety.

3. This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.

Note 1: The decision contained in this notice does not become final until:-
- the time for requesting an appeal in relation to any decision at review has expired; or
- any appeal has been completed.

Note 2: Rights of appeal against the decision of the planning committee are attached.

Note 3: An appeal may be requested within a period of 21 days.
