#### Reasons For Refusal:

1. The proposed development would result in an increase in traffic using Queen Street/Scarlett Road; this road is, in parts, narrow and there are dwellings immediately adjacent to the carriageway; the increase in traffic would constitute a danger to existing residents.

2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
