### Officer's Report

The application seeks approval for the demolition of an existing rear outlet and the construction of a replacement extension to provide additional habitable accommodation at a detached dwelling in Andreas.

The proposal was discussed on site with the applicant prior to the submission of the planning application. The dwelling is set back from the road and the application site is well screened by existing mature trees. The proposed extension, which replaces an outlet of a similar footprint, is positioned in between the original dwelling and a garage block. I would suggest that it is unlikely that the extension would be particularly visible in the surrounding area and, as such, consider that the proposal is acceptable. I recommend that the application be approved.
